Stonegate Manor is a residential manufactured housing community located in North Windham, Connecticut. It is composed of individual, detached, manufactured homes, situated on leased lots of 8,000 square feet (about one-fifth of an acre).

Apart from an original, older section, Stonegate Manor is quite new. A large portion was built in the late 1980's, with other portions being built from 1995 and continuing to the present day. In fact, construction on the final four phases, totaling 104 lots, was recently commenced.

Although it is in a semi-rural wooded setting, Stonegate Manor is just minutes away - by car or on foot - from small neighborhood shops and restaurants and from such nationally known stores as Super Wal-Mart, Sears Hardware, Wendy's and Ruby Tuesday.

Just a few minutes further away is situated the beautiful 18 hole golf course (open to the public) of the Willimantic Country Club and a five-mile multi-purpose paved pathway for walking and biking (pictured). Wonderful educational and cultural opportunities lie just a few miles away at the University of Connecticut in Storrs and at Eastern Connecticut State University in Willimantic.

Stonegate Manor is situated on 112 acres. Although there are currently about 342 homes in the community, the sense of neighborliness and tranquility has been well preserved and enhanced.

All lots are on municipal water and sewer, so one need not worry about failing septic systems or wells running dry in the summer. The lots are all pre-built with water and sewer connections, and pre-wired for electric, telephone and cable TV service.

Each lot has a paved parking area for two motor vehicles, and is situated on a paved street, 26 feet wide. All utilities are underground, so there are no unsightly telephone or electric poles. Separate poles for street lighting are provided, but their wiring is underground. Lastly, fire hydrants and storm drainage are provided in accordance with municipal codes.

The manufactured homes for these sites are sold by our sales subsidiary, Great Oak Homes. We are an exclusive retailer of Titan Homes of Sangerfield, NY. A Sales Center is located at the front of Stonegate Manor (also facing Route 6). Two "double-wide" homes and one "single-wide" home are on display.
